Fixar a prestação do crédito à habitação&lt;br/&gt;A primeira solução para contornar a possível subida dos juros é fixar a prestação do crédito à habitação. Assim, em vez de ver os encargos mensais oscilarem em cada três, seis ou doze meses, ao fixar a taxa de juro, saberá que durante um determinado período a prestação será sempre igual.&lt;br/&gt;&lt;br/&gt;2 - Adiar parte da dívida para o final&lt;br/&gt;Outra das soluções é o diferimento de capital, em que adia para a última prestação do empréstimo uma parcela do capital em dívida. Durante o contrato, é amortizada só a percentagem não diferida, o que possibilita que a prestação seja mais baixa. A desvantagem é que encarece o total do empréstimo.&lt;br/&gt;&lt;br/&gt;3 - Pedir um período de carência de capital&lt;br/&gt;Para aguentar a subida da prestação poderá pedir um período de carência de capital. Nesse período pagará apenas juros relativos ao capital em dívida, ou seja uma prestação mais baixa. And from Faro airport, the many excellent road connections to popular resort locations along the coast or inland mean that in real terms, you are no more than 3-4 hours away from your 2nd home in the sun.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;a href="http://www.manor-park.com/"&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;Property for sale Algarve &lt;/span&gt;&lt;/a&gt;&lt;span style="font-family:verdana;"&gt;&lt;span style="font-size:85%;"&gt;– click here to search for properties&lt;br /&gt;&lt;br /&gt;Need to decide where to buy – read on for a guide to east, west and central Algarve.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;East Algarve &lt;/strong&gt;&lt;/span&gt;&lt;/span&gt;&lt;strong&gt;&lt;br /&gt;&lt;br /&gt;&lt;/strong&gt;&lt;span style="font-family:verdana;font-size:85%;"&gt;Eastern Algarve is demarcated as the area between Faro and Vila Real de St Antonio on the Spanish border and presents the Ria Formosa National Park. Here you will find 18,400 hectares of the most beautiful natural landscape to be found anywhere in the Algarve and its dunes, sandbanks, canals and marshes are home to a vast array of protected flora and fauna.&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;The principal town along the coast is Tavira. This is an architecturally interesting town dating back to 2000 years BC, although much of it was rebuilt after an earthquake in 1755. Its beautiful beaches, that seem to stretch forever along the coast, give way inland to fields of orange trees and then to hills of fig and almond. Dazzling whitewashed houses with distinctive chimneys dot the landscape and wherever you find yourselves, you are sure to see at least one of Tavira’s 37 churches.&lt;br /&gt;&lt;br /&gt;Off the coast at Tavira is a small island of the same name, which can be reached via a regular ferry crossing. The island boasts long, quiet beaches and some great water sports facilities. Another small island in the same area is that of Cabanas. This again is quiet and relaxing, with little to do except relax and enjoy the sunshine and views. Extensive beaches and calm waters are also available at the islands of Conceição, Santa Luzia and Barril. The beach at Barril is on the one side popular and cosmopolitan and on the other, quiet and secluded - the perfect hideaway for couples looking to escape for a while.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;West Algarve&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;The west Algarve region is the area to the west of Portimao including Lagos, Vila do Bispo and Sagres. The coastal waters here tend to be a little more exciting and there is some fabulous surf to be had in this part of the world. In fact surfers come from all over to ride the waves. Austere craggy rock faces stare out at the Atlantic and the usually quite quiet beaches offer glorious sunbathing on golden sands. Other activities on offer in the area include hiking, sailing, fishing, diving, windsurfing, kite surfing and of course golf.&lt;br /&gt;&lt;br /&gt;Golf is ubiquitous in the Algarve with world-class courses to be found up and down the coast. To the west of the Algarve are the courses at Penina, Quinta Boavista, Palmares and Parque da floresta. Penina is well known as Sir Henry Cotton’s masterpiece and whilst mostly flat, includes some quite challenging water hazards. The fairways have been cleverly delineated through the planting of a quarter of a million trees, which add interest and diversity to the course.&lt;br /&gt;&lt;br /&gt;Quinta Boavista overlooks the Atlantic Ocean and the historic town of Lagos. Course designer Howard Swan is responsible for this one and a relatively easy start gives way later to some really quite unforgiving holes, whilst charming you with coastal views that are bound to affect your concentration.&lt;br /&gt;&lt;br /&gt;Frank Pennink’s course at Palmares is beautifully scenic and snakes its way through groves of Fig and Almond. In February, when these trees blossom, the sights are really quite breathtaking.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Central Algarve&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt;Central Algarve is that area between Portimao and Silves in the west and Faro in the east. At its most central point is the town of Albufeira. The beaches here are stunning. Miles of soft golden sand and very calm, safe waters make this area extremely popular with locals and ex pats alike. This is lilo territory; glorious heat and warm waters combine to create the most idyllic second home location.&lt;br /&gt;&lt;br /&gt;Just up the coast is the lovely Vilamoura and a little further, Quarteira. These areas are famed for their scenic views and magnificent golf courses. From Salgados to San Lorenzo, the courses are legendary and have played host to many an international and famous name golfer. Quinta do Lago North, Quinta do Lago South, The Royal Course, Pinheiros Altos, The Ocean Course and Pine Cliffs offer world-class golf, with plenty of choice at every turn.&lt;br /&gt;&lt;br /&gt;Golfing aside, there are plenty of other sporting activities available, from racquet sports to go karts and horse riding and long walks in the countryside. The coastline is famed for its wonderful views and its beautiful golden-sanded beaches. It was once a major centre for fishing and a port, shipping goods such as wine, dried fish and salt around the Mediterranean. Today, Tavira is one of the Algarve’s most architecturally, attractive towns.&lt;br /&gt;Since the earthquake of 1755 which destroyed most of the Algarve, the town has been rebuilt with many fine 18th Century buildings along with its 37 churches !! Tavira used to rely quite heavily on its Tuna fishing industry but this died off due to the fish find alternative routes to swim. And how is the market in terms of buyers from the UK and Ireland?&lt;/em&gt;&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;Initially during the financial crisis it appeared that the higher-value properties (over 2 million euros) were selling as well as ever, but now the downturn is impacting all price ranges. That said, we're still seeing buyers committing at all levels, but far fewer than we've been used to. If any sector is suffering the most, it may be at the lowest price levels, i.e. apartments between 150-250,000 euros.&lt;br /&gt;&lt;br /&gt;Generally speaking, most buyers are currently seeking a good deal or a 'bargain buy' - and there are some exceptionally good prices available at the moment. Over the last 18 months we've seen vendors reducing their prices up to 20-30 % off 2006-07 values. So when today's bargain-hunters make offers of (say) 25% below the latest asking price, it becomes very difficult to broker such a deal. We're now seeing vendors either taking properties off the market entirely or sticking firmly to a 'rock bottom price' which indicates, in my opinion, that we're reaching the floor.&lt;br /&gt;&lt;br /&gt;In terms of purchase-motive, we're now seeing far fewer investment buys and a higher proportion of properties being purchased for the buyers' own use.&lt;br /&gt;&lt;br /&gt;Clients from Ireland have virtually dried up completely, and those from UK are massively reduced. At Manorpark I can say that from a previous dominance of 90-93% UK/Irish buyers, this has now dropped to below 30%. &lt;/span&gt;&lt;/span&gt;&lt;span style="font-family:lucida grande;"&gt;&lt;span style="color: rgb(51, 0, 153);"&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family:lucida grande;"&gt;&lt;span style="color: rgb(51, 0, 153);"&gt;&lt;br /&gt;&lt;a href="http://www.manor-park.com/"&gt;Click Here to View Properties for all Budgets&lt;/a&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color: rgb(51, 51, 255);"&gt;&lt;em&gt;3) How do you see the general effect of the economic crisis on the Portuguese overseas property market?&lt;/em&gt;&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;The obvious impact of the crisis is that there's simply far less money around to buy property. This creates a huge problem not only for real estate agents, developers and vendors, but also for all property-related businesses which depend on a healthy real estate market. Examples of struggling or failing businesses are increasing in the Algarve, particularly among the expat community, with the collapsed property market the common cause, made all the worse by the sterling-to-euro exchange rate. But I think some good will also come out of this crisis -&lt;br /&gt;&lt;br /&gt;· &lt;strong&gt;Property prices&lt;/strong&gt; are now returning to more sensible levels from a long-time overheated market, which was largely inflated by the strong Irish/UK economies in the latter half of the 1990s.&lt;br /&gt;&lt;br /&gt;· Lower property prices are beginning to attract buyers from mainland Europe, who turned away from the Algarve some 7-8 years ago as the market overheated. This hopefully will bring a &lt;strong&gt;more secure platform for business&lt;/strong&gt;, spreading the risk for business owners – and lending a more cosmopolitan culture to the Algarve's international community.&lt;br /&gt;&lt;br /&gt;· &lt;strong&gt;Business owners&lt;/strong&gt; are now having to scrutinise their operations, finding ways to become more efficient and cost-effective. This is generally a good thing.&lt;br /&gt;&lt;br /&gt;· &lt;strong&gt;Over-inflated price-levels&lt;/strong&gt; in restaurants, shops, services etc. will have to come down in order to compete in the new economic climate. I hope and believe this should also include golf green fees, which have become unjustifiably excessive for most golfers visiting the Algarve. &lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:lucida grande;"&gt;&lt;span style="color: rgb(51, 0, 153);"&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color: rgb(51, 51, 255);"&gt;&lt;span style="color: rgb(51, 0, 153);"&gt;At&lt;/span&gt;&lt;em&gt; &lt;/em&gt;&lt;a href="http://www.manor-park.com/"&gt;&lt;em&gt;Manorpark Properties&lt;/em&gt;&lt;/a&gt;&lt;/span&gt; we remain positive and believe an interesting future lies ahead. As soon as there is some degree of stability in the financial market worldwide, i.e. once we know where we stand, then we will see a positive up-swing. Indeed, for the Algarve / Portuguese property market this is likely to bring a new boom, because:&lt;br /&gt;&lt;br /&gt;· Real estate prices will be at their lowest for many years, offering great opportunites. &lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color: rgb(51, 0, 153);font-family:lucida grande;" &gt;· Many people will choose to take their money away from financial markets/products and place it in property – generally a good and safer option.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color: rgb(51, 0, 153);font-family:lucida grande;" &gt;· Portugal's biggest competitor, Spain, has suffered far greater and longer-term damage to its property sector. Buyers and investors will turn from Spain and choose Portugal in preference.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color: rgb(51, 0, 153);font-family:lucida grande;" &gt;· The initial rush to Eastern Europe is over and indeed many investors and home buyers even had their fingers burned. Again, Portugal is a safer option.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color: rgb(51, 0, 153);font-family:lucida grande;" &gt;· The Portuguese government is now pumping huge sums of money into the tourism sector as a national priority. This aims to develop facilities and infrastructures to bring additional business to Portugal.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color: rgb(51, 0, 153);font-family:lucida grande;" &gt;· The Algarve has a new harbour for cruise-liners and a new Formula One circuit in Portimão, both of which will bring new visitors and enterprise to the region.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color: rgb(51, 0, 153);font-family:lucida grande;" &gt;· Lisbon's popularity and profile on the international map is growing, and the city is undergoing huge changes to meet the demands of ever-increasing visitors.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color: rgb(51, 0, 153);font-family:lucida grande;" &gt;· Despite tight finances, a fast-growing number of northern Europeans have simply 'had enough' of their homelands and are seeking a change of lifestyle.
