Como escapar à subida dos juros

1 - Fixar a prestação do crédito à habitação
A primeira solução para contornar a possível subida dos juros é fixar a prestação do crédito à habitação. Assim, em vez de ver os encargos mensais oscilarem em cada três, seis ou doze meses, ao fixar a taxa de juro, saberá que durante um determinado período a prestação será sempre igual.

2 - Adiar parte da dívida para o final
Outra das soluções é o diferimento de capital, em que adia para a última prestação do empréstimo uma parcela do capital em dívida. Durante o contrato, é amortizada só a percentagem não diferida, o que possibilita que a prestação seja mais baixa. A desvantagem é que encarece o total do empréstimo.

3 - Pedir um período de carência de capital
Para aguentar a subida da prestação poderá pedir um período de carência de capital. Nesse período pagará apenas juros relativos ao capital em dívida, ou seja uma prestação mais baixa. Mas findo esse prazo a prestação agravar-se e os custos com os juros globais disparam.

About the Golden Triangle

The Golden Triangle on Portugal’s Algarve coast is one of the most sought after pieces of real estate in Southern Europe. Bounded on its three sides by Quinta do Lago, Almancil and Vilamoura and including the exclusive resort of Vale do Lobo, this prime residential and golfing area in the very heart of the Algarve, delivers accommodation of the very highest quality. Luxury comes as standard here and as a result; the area is peppered with beautiful homes, located within grounds that are maintained to meticulously high standards.

Living in the Golden Triangle

Much of the area within the Golden Triangle has been developed with the very discerning second home buyer or ex-pat in mind. English is the official second language here and it is widely spoken in the area. This of course means that there is very little in the way of a language barrier, making the purchase of everything from property to cars and designer shoes, that much easier.

The weather in the Golden Triangle never disappoints. Summer is a very warm and comfortable 30°C and even in the depths of winter the temperature rarely drops below 15°C. This pleasant, year round climate is one of the main reasons cited by many who have moved here, for upping sticks in the first place. That, and the sublime golfing opportunities on offer in the region of course.

Golf doesn’t get much better than this anywhere. There are so many championship golf courses to choose from that even the most avid golfer will be hard pressed to play them all. Among the best of them are; The Ocean and The Royal golf courses at Vale do Lobo, the north and south courses at Quinta do Lago, the course at Pinheiros Altos and the San Lorenzo course, all of which, have played host to championship standard golf, cushioning the feet and furrowing the brow, of some of the world’s top ranking players.

Amongst the many other sporting and leisure activities available here are tennis, cycling and horse riding. The area has many tennis courts with both grass and clay to choose from. Many of the resorts offer cycle hire but there’s no substitute for buying your own bike once you get settled and exploring the area properly. If your preference is for horse power rather than pedal power, you’ll be in for a real treat; there are many public and private stables organising regular hacks in the local countryside and if you’re lucky, you might get the chance to saddle a Lusitano.

If you prefer to get you feet wet, there is ample opportunity to do so, in relative safety. Most of the Algarve’s beaches are patrolled by lifeguards, especially in peak season. The beaches are clean and the clear blue waters are never very rough. They offer the perfect opportunity to paddle, laze around on a lilo, go snorkelling or scuba diving, go wind surfing or simply to mess around in boats.

Shopping in Quinta do Lago

At the entrance to Quinta do Lago is the "Buganvilia" shopping plaza, here you’ll find the facilities to cater for all your daily needs. A large supermarket, a bank, shops, restaurants and cafés give this area of the complex a lovely village feel. It’s an upmarket shopping area for all your essential items, the sort of place you might visit to buy a toaster or a decent pack of sausages for the barbecue.

The stylish shopping centre at Quinta do Lago known as Quinta Shopping, is modelled on Covent Garden in London. Ten thousand square metres of shopping space is given over to forty or so boutiques and designer stores. Here, ladies that lunch can while away the hours, perusing the rails for their next fabulous wardrobe addition and have fun accessorising with, shoes, handbags, hats and scarves, all of the highest quality.

Shopping in Almancil

The shopping facilities and the choice of merchandise on offer in the Algarve has increased tremendously over the last few years and nowhere is this more evident, than in Almancil. The town of Almancil offers a number of well stocked supermarkets, sophisticated interior design studios, antique shops and quality furniture outlets. There are, fashion boutiques, shoe shops, high class jewellers and even garden centres to feed that most English of obsessions.

Shopping in Almancil successfully merges the old with the new, the traditional with the modern. Locally made Portuguese handicrafts and folk art are displayed alongside the many, more mainstream items, so it really is worth shopping around to find something original. The Portuguese are famed for their pottery and hand painted tiles and many of these pieces can be seen in the gardens and on the verandahs of the typical Portuguese home.

Shopping in Vilamoura

Vilamoura and in particular, the marina at Vilamoura is something of a shopper’s paradise. Hundreds of modern upscale shops exist, to tempt you with everything from the very latest in high street fashion to perfumes, local specialities and handicrafts. Whatever you are after, whether it be a new outfit for that special occasion, something for the garden or a curious oddity for the house or boat, there is a group of shops here that will pander to your needs.

As dusk falls and just as some of the shops are closing, the area comes alive to a different tune. Bars and restaurants open their doors, inviting guests to dine and filling the warm night air with the sounds of music, laughter and fun. Vilamoura is a hedonistic arena in which the heeled come to play, always friendly and accommodating, once visited, it guarantees a return.

A Guide to the East, West and Central Regions

The Algarve has always been a very popular 2nd home location amongst the British and for very good reason. At roughly two hours, it is easily reached via flights between London and Faro. And from Faro airport, the many excellent road connections to popular resort locations along the coast or inland mean that in real terms, you are no more than 3-4 hours away from your 2nd home in the sun.

East Algarve

Eastern Algarve is demarcated as the area between Faro and Vila Real de St Antonio on the Spanish border and presents the Ria Formosa National Park. Here you will find 18,400 hectares of the most beautiful natural landscape to be found anywhere in the Algarve and its dunes, sandbanks, canals and marshes are home to a vast array of protected flora and fauna.

The principal town along the coast is Tavira. This is an architecturally interesting town dating back to 2000 years BC, although much of it was rebuilt after an earthquake in 1755. Its beautiful beaches, that seem to stretch forever along the coast, give way inland to fields of orange trees and then to hills of fig and almond. Dazzling whitewashed houses with distinctive chimneys dot the landscape and wherever you find yourselves, you are sure to see at least one of Tavira’s 37 churches.

Off the coast at Tavira is a small island of the same name, which can be reached via a regular ferry crossing. The island boasts long, quiet beaches and some great water sports facilities. Another small island in the same area is that of Cabanas. This again is quiet and relaxing, with little to do except relax and enjoy the sunshine and views. Extensive beaches and calm waters are also available at the islands of Conceição, Santa Luzia and Barril. The beach at Barril is on the one side popular and cosmopolitan and on the other, quiet and secluded - the perfect hideaway for couples looking to escape for a while.

West Algarve

The west Algarve region is the area to the west of Portimao including Lagos, Vila do Bispo and Sagres. The coastal waters here tend to be a little more exciting and there is some fabulous surf to be had in this part of the world. In fact surfers come from all over to ride the waves. Austere craggy rock faces stare out at the Atlantic and the usually quite quiet beaches offer glorious sunbathing on golden sands. Other activities on offer in the area include hiking, sailing, fishing, diving, windsurfing, kite surfing and of course golf.

Golf is ubiquitous in the Algarve with world-class courses to be found up and down the coast. To the west of the Algarve are the courses at Penina, Quinta Boavista, Palmares and Parque da floresta. Penina is well known as Sir Henry Cotton’s masterpiece and whilst mostly flat, includes some quite challenging water hazards. The fairways have been cleverly delineated through the planting of a quarter of a million trees, which add interest and diversity to the course.

Quinta Boavista overlooks the Atlantic Ocean and the historic town of Lagos. Course designer Howard Swan is responsible for this one and a relatively easy start gives way later to some really quite unforgiving holes, whilst charming you with coastal views that are bound to affect your concentration.

Frank Pennink’s course at Palmares is beautifully scenic and snakes its way through groves of Fig and Almond. In February, when these trees blossom, the sights are really quite breathtaking.

Central Algarve

Central Algarve is that area between Portimao and Silves in the west and Faro in the east. At its most central point is the town of Albufeira. The beaches here are stunning. Miles of soft golden sand and very calm, safe waters make this area extremely popular with locals and ex pats alike. This is lilo territory; glorious heat and warm waters combine to create the most idyllic second home location.

Just up the coast is the lovely Vilamoura and a little further, Quarteira. These areas are famed for their scenic views and magnificent golf courses. From Salgados to San Lorenzo, the courses are legendary and have played host to many an international and famous name golfer. Quinta do Lago North, Quinta do Lago South, The Royal Course, Pinheiros Altos, The Ocean Course and Pine Cliffs offer world-class golf, with plenty of choice at every turn.

Golfing aside, there are plenty of other sporting activities available, from racquet sports to go karts and horse riding and long walks in the countryside. The coastline is famed for its wonderful views and its beautiful golden-sanded beaches. Up and down the coast you’ll find hidden gems, perfect for a couples retreat and vast expanses of beach, ideal for families with children.

The past 18 months has seen intense speculation over the health of the European property market. Reference has been made to an over supply and development of Spain, leading to the corresponding fall in Spanish property values. Other European coutries have also fallen foul of this; a product of the previous boom years in which developers were allowed to go all out and build, build, build.

Whilst it must be said, that Portugal has not completely escaped the recent European property pricing corrections, it has not been quite as badly affected by them. This is due, in no small part, to the controlling role that the Portuguese Government has played in monitoring and restricting development in this part of the world.

The Daily Mail reports the Portuguese Government as having issued the following decree.

Albufeira

Once a thriving seaport with its own castle and now, a very popular destination among tourists and émigrés , Albufeira has not always had it so good. Three earthquakes, tidal waves and a fire have, over the centuries wreaked havoc in this busy little coastal town. All of this activity is now though a matter of record and has been consigned to the history books. Parts of the ‘Old Town’ that managed to escape these ravages have been restored and are carefully maintained to this day. Since the 1960’s and the boom in Portugal’s tourism, the town of Albufeira has become one of its most popular tourist hotspots with a wide selection of bars, clubs and eateries lining the narrow streets. A marina to the west and great beaches on both sides together with all the shopping you’d expect from a busy coastal location make Albufeira truly, a prime location.

Almancil

The town of Almancil has grown to support the well established neighbouring holiday and residential developments of; Quinta do Lago and Vale do Lobo. As befits this stylish locale, there is a good selection of restaurants offering all manner of cuisine. The area also has, more than its fair share of estate agents, interior designers and furnishers, catering for the many holidaymakers that choose to settle there. Carvoeiro

Faro

Serving as the administrative capital of the Algarve, Faro is home to around 56,000 people and steeped in history from Moorish through Arab to Roman indeed, the old part of the city is still surrounded by Roman walls dating back to the 9th Century. Alongside the detailed and documented history of occupation and religious interest sits a small naval museum with models, built to scale, of boats and galleons displaying the areas seafaring history. A large area in Faro is given over to a nature reserve, The Ria Formosa Lagoon, a resting point for many species of birds during the migration season.

Lagos

Situated just inland from the coast (but still close enough to beaches) in West Algarve, Lagos meaning ‘lakes’ and pronounced ‘lah-gush’ is an ancient town of historical maritime significance. Property for sale in the Algarve is always in high demand and Lagos municipality is no exception. As with most towns and cities in the Algarve, Lagos boasts a chequered and very interesting past. Buildings still stand from the 15th century and records go back much further. Loulé

Home to around 20,000 people, Loule is quite a peaceful little town and an ideal base from which to access the fine beaches of, Vilamoura, Vale de Lobo and Quinta do Lago. Loule is an active market town with some castle ruins dating back to the 12th Century in the midst of more modern buildings. As with other towns in the Algarve, most of the older potentially interesting buildings were destroyed in the earthquake of 1755 but a museum stands as a reminder of the castle’s once grand stature.Tourism has seen the town grow whilst maintaining a lot of its original charm manifested by an annual carnival held in February that is possibly, one of the best in Portugal. In the town another museum concentrates on the local industry of dried fruits showing how these products are prepared. To the west of the town is a hilltop Church that is built on the site of a 16th Century chapel. An annual religious procession takes place through the town providing a spectacle for locals and visitors alike.

Praia da Luz

Praia da Luz or “Beach of Light” is a popular tourist centre with a cosmopolitan flavour. A lovely fishing village retaining much of its old world charm, it is located just 5kms west of Lagos. Many holidaymakers choose to settle or have a second home here. Everything is catered for with supermarkets, shops of all kinds, bars, restaurants, pharmacies, a post office, tennis and other sports complexes and ofcourse, the beautiful beach. Close too, are the quality golf courses of Boavista, Palmares and Parque da Floresta, the area attracts a large number of visitors year round and therefore the letting potential in the area is very high.

Quinta do Lago

Quinta do Lago is truly a golfers paradise featuring the Pinheiros Altos, the Sao Lorenzo and Quinta do Lago courses. One of Europe's most famous holes features at the latter. Silves

Tavira

Tavira is an ancient town left with the marks of many civilisations. Dating back over 4,000 years, it was considered a very important town for many reasons. It was once a major centre for fishing and a port, shipping goods such as wine, dried fish and salt around the Mediterranean. Today, Tavira is one of the Algarve’s most architecturally, attractive towns.
Since the earthquake of 1755 which destroyed most of the Algarve, the town has been rebuilt with many fine 18th Century buildings along with its 37 churches !! Tavira used to rely quite heavily on its Tuna fishing industry but this died off due to the fish find alternative routes to swim. Tourism is now the main source of income with the fishermen taking out boat loads of tourists for fishing and sightseeing tours.

Vale de Lobo

The Vale de Lobo is synonymous with golf and as such is a mecca for all golfing fanatics (and their partners..) Amongst Europe’s finest beach and golf resorts, Vale do Lobo is just a 20 minute drive from Faro international airport. The small town of Almancil is close at hand while the larger towns of Vilamoura and Loule are just a short drive away. Golfing aside, this beautiful Algarve destination offers excellent shopping, dining and entertainment, appealing to all the family, regardless of age. The wonderful beaches provide the non golfer with swimming and sunbathing to their hearts content.

Vilamoura

Vilamoura is more an area than an actual town. Notable as one of the largest single tourist complexes in Europe it covers around 2.000 hectares. Much of the land here has been reclaimed from marshland dotted with pine forest, indeed, the principal developers have taken pains to ensure that their impact on the environment is kept to a minimum. Bordered to the south by the Atlantic Ocean, the resort offers a vast array of sporting and leisure facilities including six different Golf Courses, a large Marina, a Bowling Club and Tennis Centre, a Sports and Shooting Club, 4 and 5 Star Hotels, Tourist Apartments, Self-Catering Villas, Night Clubs, a Casino, Cinema, and Horse Riding. Taking the temperture of the Portuguese / Algarve Property Market

1) What kind of properties does Manorpark work with?

Manorpark works with all kinds of property from apartments to large luxury villas as well as commercial property. We cover all the Algarve as well as the Lisbon area and the Silver Coast region beyond. In recent years we have been very active and achieved much success with 'off-plan' investment properties, but this area is suffering the most in the current difficult market conditions. 2) What price range is most attracting buyers at the moment? And how is the market in terms of buyers from the UK and Ireland?

Initially during the financial crisis it appeared that the higher-value properties (over 2 million euros) were selling as well as ever, but now the downturn is impacting all price ranges. That said, we're still seeing buyers committing at all levels, but far fewer than we've been used to. If any sector is suffering the most, it may be at the lowest price levels, i.e. apartments between 150-250,000 euros.

Generally speaking, most buyers are currently seeking a good deal or a 'bargain buy' - and there are some exceptionally good prices available at the moment. Over the last 18 months we've seen vendors reducing their prices up to 20-30 % off 2006-07 values. So when today's bargain-hunters make offers of (say) 25% below the latest asking price, it becomes very difficult to broker such a deal. We're now seeing vendors either taking properties off the market entirely or sticking firmly to a 'rock bottom price' which indicates, in my opinion, that we're reaching the floor.

In terms of purchase-motive, we're now seeing far fewer investment buys and a higher proportion of properties being purchased for the buyers' own use.

Clients from Ireland have virtually dried up completely, and those from UK are massively reduced. At Manorpark I can say that from a previous dominance of 90-93% UK/Irish buyers, this has now dropped to below 30%.

3) How do you see the general effect of the economic crisis on the Portuguese overseas property market?

The obvious impact of the crisis is that there's simply far less money around to buy property. This creates a huge problem not only for real estate agents, developers and vendors, but also for all property-related businesses which depend on a healthy real estate market. Examples of struggling or failing businesses are increasing in the Algarve, particularly among the expat community, with the collapsed property market the common cause, made all the worse by the sterling-to-euro exchange rate. But I think some good will also come out of this crisis -

· Property prices are now returning to more sensible levels from a long-time overheated market, which was largely inflated by the strong Irish/UK economies in the latter half of the 1990s.

· Lower property prices are beginning to attract buyers from mainland Europe, who turned away from the Algarve some 7-8 years ago as the market overheated. This hopefully will bring a more secure platform for business, spreading the risk for business owners – and lending a more cosmopolitan culture to the Algarve's international community.

· Business owners are now having to scrutinise their operations, finding ways to become more efficient and cost-effective. This is generally a good thing.

· Over-inflated price-levels in restaurants, shops, services etc. will have to come down in order to compete in the new economic climate. I hope and believe this should also include golf green fees, which have become unjustifiably excessive for most golfers visiting the Algarve.

At Manorpark Properties we remain positive and believe an interesting future lies ahead. As soon as there is some degree of stability in the financial market worldwide, i.e. once we know where we stand, then we will see a positive up-swing. Indeed, for the Algarve / Portuguese property market this is likely to bring a new boom, because:

· Real estate prices will be at their lowest for many years, offering great opportunites.

· Many people will choose to take their money away from financial markets/products and place it in property – generally a good and safer option.

· Portugal's biggest competitor, Spain, has suffered far greater and longer-term damage to its property sector. Buyers and investors will turn from Spain and choose Portugal in preference.

· The initial rush to Eastern Europe is over and indeed many investors and home buyers even had their fingers burned. Again, Portugal is a safer option.

· The Portuguese government is now pumping huge sums of money into the tourism sector as a national priority. This aims to develop facilities and infrastructures to bring additional business to Portugal.

· The Algarve has a new harbour for cruise-liners and a new Formula One circuit in Portimão, both of which will bring new visitors and enterprise to the region.

· Lisbon's popularity and profile on the international map is growing, and the city is undergoing huge changes to meet the demands of ever-increasing visitors.

· Despite tight finances, a fast-growing number of northern Europeans have simply 'had enough' of their homelands and are seeking a change of lifestyle. Demand for an easily-accessible, uncrowded, friendly country with a sunshine climate will always increase!
